May 29, 2009, Honolulu, Hawaii – The former Weyerhaeuser box plant located at 900 North Nimitz Highway sold today for $20 million dollars. The property is located adjacent to Home Depot and the future home of Lowes Home Improvement Center. The buyer is a local partnership that includes the owners of Ba-Le Restaurants and Island Flooring Company, Inc., both of whom will utilize portions of the property for their specific business. “It is a natural fit for the new owners,” said Scott L. Mitchell, Executive Vice President at Colliers Monroe Friedlander, and one of the two listing brokers representing Weyerhaeuser.

At a time when transaction flow is incredibly low and lending on assets of this size is difficult at best, there was sentiment by some in the commercial brokerage community that the property would not sell, especially as an industrial product. According to Guy V. Kidder, Vice President and co-listor on the property with Mitchell; “There is always at least one good buyer for every property and when this buyer surfaced, we knew it was the right deal.”

The sale includes the two-story, 165,900 square feet warehouse building situated on 4 acres of fee simple industrial mixed-use zoned land at the corner of Nimitz Highway and Alakawa Street in Iwilei. Weyerhaeuser ceased operations in 2008 after years of serving Hawaii’s marketplace. The timing could not have been more ideal for Mr. Lam, owner of the Ba-Le Restaurant stores who said “this property is a dream come true for him and his family”. The facility will give him the platform to launch the continued growth of both his restaurant chain and a growing list of retail products they make and sell to the general public.

King Street, will lower its Common Area Maintenance (CAM) rate from $1.34 per square foot per month (psf/mo.) to an estimated $1.23, continuing the building’s position as offering the lowest CAM rate of all Class-A Buildings in Downtown Honolulu. Kaimuki Plaza, located at 3465 Waialae Ave. will also enjoy a lowered CAM rate from $1.34 psf/mo to an estimated $1.19. These CAM rate decreases are a direct result of energy saving programs and the projection of lower electricity costs through year-end, both of which directly benefit tenants. Central Pacific Plaza and Kaimuki Plaza are owned by Central Pacific Bank, managed by Colliers Monroe Friedlander. The buildings, both Energy Star winners, use approximately 35 percent less energy than buildings without the Energy Star designation and continues the movement toward a greener environment. Central Pacific Plaza is the only building in the State of Hawaii to earn this recognition for five consecutive years in a row.

January 12, 2009, Honolulu, Hawaii – Each year, Colliers Monroe Friedlander employees give generously and 2008, despite economic conditions, was no different. Generous contributions are made to charitable non-profit organizations such as Aloha United Way and Parents and Children Together (PACT), just to name a few. The 110 Colliers employees managed to raise $12,270.32 in 2006 for Aloha United Way and with tougher economic times that lay ahead, still managed to increase their contributions every year since. This year, Colliers employees donated a total of $15,136.71 and are currently seeking the opportunity to add another $10,000 by obtaining the most votes though Oceanic Cable.

Every holiday season, Colliers employees show their support of the Parents and Children Together (PACT) Program by adopting a family or child. In 2007, Colliers provided 50 children gifts with each child receiving clothing, books, blankets and miscellaneous necessities. In 2008, the company adopted 11 families, providing them with everyday essentials, clothing, toys, food and monetary donations. “It is truly an effort from the heart on all levels. With participation from support staff to executives, we are able to help families experience a joyful holiday season,” says Sarah Lee Morihara, President of Colliers Monroe Friedlander. “We are proud of the positive impact that the generosity of our people has on the community.”
